Detroit: The Most Affordable Major Metro in the State
Program and regulatory figures verified October 9, 2026. Details change; confirm your scenario with us.
The lowest entry price of any major Michigan market, in the state with the largest physician loan repayment award in the network.
The market
Typical value $267,167, up 2.1% over the year to 31 August 2026. That is the most affordable major metro in Michigan and the slowest-growing of the six we measure, a combination that reads as stability rather than momentum.
Against the $832,750 conforming limit, Detroit's typical value is about 32%. There is no realistic physician purchase here that strains agency limits.
★ The Genesee County angle, for anyone within reach of Flint
This is the most useful MSLRP fact for a physician in south-east Michigan, and it is easy to miss.
Genesee County is a named 2026 priority, and uniquely: "Provider practice sites are not required to be located within a Health Professional Shortage Area." Everywhere else in the state, that designation is the gate.
★ So an offer in Genesee County carries a programme advantage that has nothing to do with its salary. If you are comparing posts across the region, that belongs in the comparison. Employers still contribute 20%. The full priority rules.
What it costs to transact
Michigan's combined transfer tax is 0.86%: $3.75 per $500 state plus 55 cents per $500 county. At Detroit's typical value that is roughly $2,298, customarily paid by the seller. Who actually pays.
What the physician loan is doing here
Not raising your borrowing ceiling, nothing in this market needs that. It is doing two things:
- Letting you close on a signed contract up to 150 days before the job starts, rather than the roughly 90 agency underwriting allows.
- Treating student debt in a way that reflects a physician's actual trajectory rather than a snapshot of a training-year balance.
On a $267,167 purchase with a large loan balance behind it, the second one is usually what decides the file. How student debt is counted.
★ What we will tell you that a listing will not
A low entry price and a slow growth rate are the same fact seen twice. Detroit at +2.1% is the slowest metro in the state; Grand Rapids ran +4.9% over the same window. If your plan depends on appreciation over a short hold, that gap is the thing to weigh, and it argues for buying on a longer horizon here.
We would rather say that up front than write a loan that disappoints in three years.
