Two numbers decide a Michigan physician file: what the contract supports, and what the student debt does to the ratio. Both are knowable in one conversation.

★ What makes a file answerable

  1. Your signed employment contract: start date and compensation over at least 12 months.
  2. Your student loan position: servicer, balances, and whether you are deferred, income-driven or in standard repayment.
  3. Your target price range and metro.
  4. Whether you are applying for MSLRP, and in which category. The categories.

★ If you are applying for loan repayment, the clock matters

The 2026 MSLRP window is 2 March to 30 April, and for the first time an incomplete package is screened out for the whole year rather than given a chance to supplement.

MDHHS's own advice is to start with Part B, because your loan servicer completes it and it takes the longest. Servicers are not fast. If you are reading this in winter, request it this week. Everything that changed.

★ We are not part of that application and cannot submit it for you. We mention the deadline because a physician who misses it has a materially different debt picture for a year, and that affects the mortgage we would write.

★ One thing we will say that a brochure would not

In Michigan, a physician loan is often not the right product.

All 83 counties sit at the $832,750 limit and the dearest metro is $422,480, so the loan-size argument does not exist here. If you have been in post two years, your loans are modest, and you have 20% down, a conventional loan is probably better and we will tell you so. The comparison, honestly.

The physician product earns its place when you are buying before the job starts, or when training-era debt is what the ratio cannot absorb.

What we will not quote over email

Rates or payment figures. They move, they depend on the file, and a number we send on Tuesday is wrong by Friday. Current terms against your actual contract, on a call.

We are the lender. We do not administer MSLRP, submit or score applications, or advise on them. MDHHS does. We give no tax advice on the award's treatment, and no legal advice on the transfer-tax statutes we quote.

MDHHS handles the programme. Your tax professional handles what an award means on your return. Your attorney handles contract terms. We handle the loan, and we will say plainly when a question belongs to one of them.

An established physician with modest student debt and 20 percent down is usually better served by a conventional loan, and we will say so.

No. The Michigan State Loan Repayment Program is administered by the Michigan Department of Health and Human Services, which decides eligibility, scoring and awards. We are a mortgage lender. We track the programme's published terms and deadlines because they change the debt behind a physician's file, but we cannot submit or advise on an application.
