One limit, 83 counties

The 2026 conforming loan limit for a one-unit property is $832,750, and every Michigan county is at it, per the FHFA county file. There is no Michigan equivalent of a coastal high-cost designation.

★ What that actually means for you

It means loan size is not your constraint, and you should be sceptical of anyone who sells you a physician loan as though it were.

The physician product earns its place in Michigan on two other things:

  • ★ Timing. It qualifies you on a signed contract up to 150 days before your start date, where agency underwriting works on roughly 90. The 150-day rule.
  • ★ Student debt. How a deferred or income-driven balance is counted in your ratios. How it is treated.

Those are worth real money on a Michigan file. The loan amount, in a state where the dearest metro is half the limit, usually is not.

When the limit does bind

Above $832,750 a loan is a jumbo: not agency-eligible, underwritten to the lender's own standards, typically with tighter reserve and documentation expectations.

In Michigan that is an unusual physician file rather than a common one. It happens: a large Ann Arbor or Traverse City purchase, or a buyer bringing significant means to a bigger property. If that is you, say so early, because it changes which programmes are even available.

Two, three and four units

The limits above are the one-unit figures. Two-, three- and four-unit properties carry progressively higher limits, published by FHFA in the same county file.

★ We publish the one-unit number because it is the one that governs essentially every physician purchase. If you are buying a duplex to live in one half of, ask and we will pull the exact figure for your county rather than quote one from memory.

Frequently asked questions

What is the conforming loan limit in Michigan for 2026?

$832,750 for a one-unit property, in all 83 Michigan counties. Michigan has no high-cost county designated above the baseline, so the same limit applies statewide.

Does any Michigan county have a higher loan limit?

No. All 83 counties sit at the 2026 baseline of $832,750 for a one-unit property. Unlike states with coastal high-cost areas, Michigan has no county designated above baseline.

Do I need a jumbo loan in Michigan?

Rarely. A loan above $832,750 is a jumbo, underwritten to the lender's own standards rather than agency guidelines. Since the most expensive Michigan metro by typical home value was Traverse City at $422,480 for the month ending August 31, 2026, most physician purchases in the state are well inside the conforming limit.

If loan limits are not an issue, why use a physician loan in Michigan?

For timing and debt treatment. A physician loan qualifies a borrower on a signed employment contract up to 150 days before the start date, where agency underwriting works on roughly 90 days, and it treats student loan debt differently in the qualifying ratios. In Michigan those two features carry the product, not the loan amount.
