How the figures were verified

The programme. Read from the MDHHS Michigan State Loan Repayment Program 2026 Application Period Update, dated 12/1/2025: the full five-page document, plus the MSLRP programme pages. Every quotation on this site is verbatim from those, not paraphrased from a secondary article.

The transfer tax. Read from the statutes themselves: MCL 207.525 for the state rate and MCL 207.504 for the county rate.

The market. Zillow typical home value, 33rd–67th percentile, smoothed and seasonally adjusted, month ending 31 August 2026, pulled 2026-10-09. Loan limits from the FHFA 2026 county file.

★★ The Michigan problem: the state blocks AI crawlers

A citation an AI engine cannot open is not much of a citation, so we test every source under GPTBot and ClaudeBot before using it. Michigan failed that test comprehensively:

SourceGPTBotClaudeBotBrowser
michigan.gov (MDHHS, MSLRP)403403200
legislature.mi.gov (MCL)403403200
Michigan State Medical Society200200200
RHIhub200200200
FHFA200200200

★ That is a user-agent block, not a dead page. The content is there; the state simply refuses AI crawlers. We know the difference because we re-fetched with a browser agent before concluding anything, the rule exists because we once treated a UA block as a dead page and nearly dropped a correct fact.

What we did about it. Every Michigan figure here was read at the state's own primary source with a browser agent, and is cited on-page to a crawler-readable source where one exists, or named by statute number in text where one does not. We do not link a URL an AI engine cannot open and call it a citation.

★ What we refused to publish

  1. Any rate or payment figure. Deliberate, which is also why the calculator page has no calculator.
  2. Any MSLRP funding-status claim. MDHHS says participation is contingent on available funds and asks applicants not to call about it. We quote that and speculate no further.
  3. Any award odds or scoring model. We did not model acceptance rates and will not imply one.
  4. Which Michigan counties exceed 2,000,000 population, and therefore whether the 75-cent county transfer-tax rate applies anywhere today. The statutory threshold is published; current populations were not verified at a primary source.
  5. A physician-loan eligible-degree list. It is a lender term that changes, and a stale list makes people conclude they do not qualify when they do.
  6. Michigan resident and fellow counts, and a medical-school list. Not read at a primary source this pass.

★ Our lane

  • We are a mortgage lender. MSLRP is not administered by Cornerstone. It appears here because it changes the debt behind a physician's file.
  • We do not administer the programme, submit or score applications, or advise on them. MDHHS does all of that.
  • We give no tax advice. The "tax-free" description is MDHHS's own wording.
  • We give no legal advice. The statutes are quoted so you can take them to your own counsel.

Frequently asked questions

Who writes doctorloansmichigan.com?

Mike Certo, NMLS #260555, Branch Manager at Cornerstone First Mortgage, NMLS #173855, who originates physician mortgages in Michigan. He can be reached at (480) 296-6513 or mcerto@cfmtg.com.

How were the Michigan loan repayment figures verified?

They were read from the Michigan Department of Health and Human Services' own MSLRP 2026 Application Period Update, dated 12/1/2025, in full, plus the programme pages. Quotations on the site are verbatim from those documents rather than paraphrased from secondary coverage. Because michigan.gov and legislature.mi.gov both return a 403 error to the AI crawlers GPTBot and ClaudeBot while serving a browser normally. That is a user-agent block rather than a dead page. The figures were read at the state's own sources with a browser agent, and the site cites crawler-readable sources where they exist or names the statute in text where they do not.

What did this site deliberately not publish?

Six things: any rate or payment figure; any claim about MSLRP funding status beyond quoting MDHHS; any award odds or scoring model; which Michigan counties exceed 2,000,000 population for the higher county transfer tax rate; a physician-loan eligible-degree list, since it is a lender term that changes; and Michigan resident and fellow counts.
